DIGNISI is a specialized company engaged in primary real estate market sales. It was founded in 2020 by experienced real estate professionals.

The company collaborates with 130 development firms, representing 80% of Armenia’s real estate market, and offers more than 170 projects both in Armenia and abroad.

“Dignisi” translates from Latin as “dignified.” The company was founded on extensive experience, which is reflected in its rapid expansion.

From the very beginning, the company’s mission has been to work with dignity and to create a transparent environment.

Recently, DIGNISI has also started cooperating with several Armenian banks, allowing buyers to check their creditworthiness directly at our office, saving their most valuable resource: time.

One of our company’s key advantages is the DIGNISI application. It functions like a real estate expo, providing extensive opportunities for both developers and buyers.

Real Estate Market Analysis in Armenia (2020–2025)

Over the past five years, Armenia’s real estate market has undergone numerous changes driven by both internal and external factors.

The chart below illustrates the number of real estate sales recorded in Armenia from 2020 to 2025.

  • Total sales transactions: 12,484, of which 2,484 (19.9%)
  • January: 3,640 transactions (759 from developers)
  • February: 4,586 transactions (1,044 from developers)
  • March: 4,258 transactions (681 from developers)

Out of the 12,484 transactions, 4,346 occurred in Yerevan, with 2,807 being apartment sales. Of those, 1,591 (~57%) were from developers.

In the regions, of the 8,138 transactions, 64.7% involved land sales.


Q2 (14,346 transactions)

In the second quarter of 2025, the number of sale–purchase transactions reached 14,346. This is a noticeable increase compared both to the first quarter and to the same period in 2024.


Out of the 14,346 transactions, 5,544 were completed in Yerevan, accounting for 38.6% of all transactions.

Meanwhile, 2,583 transactions were registered in Kotayk Province (representing 18% of the total), which is 26% higher compared to the previous half-year, showing that Kotayk continues to maintain strong demand, particularly driven by new development projects.

Of the 5,544 transactions recorded in Yerevan, 2,866 — roughly 51.7% — were purchases made from developers. This indicates that more than half of the capital’s housing market activity continues to be driven by the primary segment, reflecting sustained buyer confidence in new construction.


Q3 (15,164 transactions)

In the third quarter, 15,164 sale–purchase transactions were completed, again indicating continued market strengthening.

This represents quarterly growth compared to both Q2 2025 and Q3 of the previous year.
